Our Rich History:

In the mid-90s, Paul Bergmann transitioned into real estate, working with several publicly traded companies and establishing a fast-growing apartment acquisition firm that expanded to 600 units within two years. He then founded a condo conversion company, conducting due diligence on 2,400 units valued at $151 million. Paul collaborated with appraisers, engineers, legal, and finance teams to develop long-term solutions, including structural and mechanical reports, renovation budgets, and timelines. He has successfully worked on Offers to Purchase, Condominium Bylaws, Mortgage analyses, Reserve funds, and Sales and marketing materials.

Later, Paul launched and led Chapel Rock Developments and Winchester Builders, focusing on creating Corporate and Limited Partnership entities. This led to the construction and sale of over 400 homes, exceeding $250 million in value. His Corporate entities oversaw seven phases of housing development, while LP entities raised nearly $12 million in equity, facilitating $50 million in financing and generating over $100 million in sales

Paul Bergmann

Paul, a proud Calgarian, graduated from the University of Western Ontario with a major in Economics and a minor in Business. With over 25 years of experience in the Residential Housing Industry, he now leads successful land development and home building companies, Chapel Rock Developments and Winchester Builders (www.winchesterbuilders.ca). He understands the challenges and nuances required to be successful in both big city and small community developments. Paul’s passion for his work shines through in the fulfillment he gets from seeing his vision become reality

 Most importantly, Paul is a proud father of two young adult boys. He’s also a former baseball and hockey coach in his community, an avid road and mountain cyclist, skier, and traveler. Paul frequently visits his extended family in the farming community of Altona, Manitoba, staying grounded by his farming roots

Mike Borkristl

Talk about a lifelong passion… Calgary born and raised, Mike Borkristl, worked for a small home builder and helped design his very first home, while still in high school! After SAIT, Nu-West recruited Mike and launched his professional career. Mike met many of the future movers and shakers of the industry, which became a stepping stone to start his own firm in 1980, a second firm, MTB Design Tech in ‘82, designing projects for builders like Cardel, Homes by Avi, Albi, Morrison & Shane. Now called Tricor Designs, expanded rapidly in 1985 and engaged in design projects from renovations to single family homes, townhouses to apartments, warehousing to retail plazas.

Today, Mike manages all architectural controls for Speargrass in Wheatland County, having drafted the control guidelines for both phases. He believes a vital part of every project is ensuring the community continues the building standards set out from the beginning.

Mike is currently lead designer to several firms including Tricor Designs, Grand View Homes, Baidwin Construction and Blok Custom Homes. He has created over 20,000 design variations… single family, entire streets and entire communities. Over 100 large custom homes. Many multi family projects, and a larger project involving over 300 townhomes in Garrison Woods. 

 

Over the years Mike has served on many committees and task forces, geared towards improving relations with the City and City policies. He is constantly working towards making the industry and process better for the entire industry.

Most importantly, Mike enjoys his grandchildren, takes pride in being a single-digit handicap in golf, and spending time in his woodworking shop. Although Mike has many top accomplishments and awards, his greatest joy remains taking a blank piece of paper and creating someone’s dream home.

Heather Dougall – Director of Sales and Marketing

Throughout an impressive 26-year career in real estate, Heather has seamlessly transitioned from seniors’ retirement housing to new home sales and marketing. Progressively advancing through new home magazine advertising and developer community creation, she discovered her niche in selling Southern Alberta

Heather has a remarkable ability to sell anything, whether or not it has an address. She excels in residential real estate and is highly successful in selling and leasing commercial spaces, acreages, and agricultural properties. Her expertise extends to the sale of pre-construction homes, land, and speculative developments. With a deep knowledge in business development, sales, and marketing, Heather is an invaluable ally for her clients and partners.

As a resident of Lakes of Muirfield for the last nine years, Heather has crafted an effective sales and marketing program that sells both lots and homes. Since 2016, she has represented 98% of Sellers and 95% of buyers for all Lakes of Muirfield lot sales, as well as represented a large percentage of home sellers and buyers. Currently she manages sales for 9 of 12 active home builders. Of 674 lot and home transactions since 2016, Heather handled 450. Her team Avenues to Acreages (www.avenuestoacreages.ca) sponsor and manage the annual Parade of Garage Sales, Family Halloween Party, Kids’ Christmas Party and BBQ for Community Clean up in Lyalta.

  • Lakewood of Strathmore – represented buyers for 24 of 42 lots in current phase, currently handling sales for 3 of 6 active builders.
  • Wildflower Ranch, Strathmore – currently handling sales for 2 of 3 active builders
  • Hussar – created and implemented sales and marketing strategy and sold-out single-family lots that had not sold for 12 years.
  • Origin Business Park – Phase 1. Created and implemented sales and marketing strategy and sold 6 acreage lots that had not sold for 12 years.
  • The Junction, Beiseker – renamed and rebranded the community and brought in two builders.

While real estate is her passion, Heather prioritizes family above all else, drawing inspiration from her parents, finding unwavering support from her husband and embracing the title of Gigi, as she cherishes her girl crew of daughters and granddaughters.
